- Scrape & sand. Loose or peeling paint removed down to a stable surface.
- Caulk & patch. Gaps around trim and siding sealed before painting.
- Prime bare areas. Any exposed wood or repaired stucco gets primed first.
- Paint & final check. Two coats of a UV- and humidity-rated exterior product, then a walkthrough with you.
What Affects the Price
Exterior quotes depend on total square footage, surface type (stucco vs. wood siding), how much scraping and prep the current paint needs, roof pitch and height for access, and the number of colors (body, trim, doors). We quote after walking the property, not from a photo.

Why does exterior paint fail faster in Florida than other states?
Intense UV exposure, high humidity, and afternoon storms all break down exterior paint faster than in drier climates. Chalking, fading, and peeling show up sooner here, especially on south- and west-facing walls, which is why product choice and prep matter more.
Do you pressure wash before painting?
Surface cleaning is part of our exterior prep — mold, mildew, chalking paint, and dirt all have to come off first, or the new coat won't bond properly and will fail early. We build that into the job, not as a separate charge you didn't expect.
How do you handle Florida's afternoon rain during an exterior job?
We schedule exterior painting around morning and early-afternoon windows during summer storm season, and won't paint surfaces that are wet or about to get rained on. It can add a day to the timeline, but it protects the finish.
Can you paint over wood siding as well as stucco?
Yes — we've repainted both, including full wood-siding exteriors that needed extra prep and priming on bare or weathered boards before color went on.
Do you provide color samples for HOA approval before starting?
We can provide swatches and documentation for HOA submittal, which is common in the planned communities across Pasco, Pinellas, and Hillsborough County. Let us know at the estimate if your HOA requires approval first.
